Masonry/building method
The villa is built according to the concrete skeleton framework system. The exterior walls are built with insulated concrete components measuring ± 25 cm in thickness. The partition walls consist of concrete components measuring 10 cm in thickness.
The exterior walls are fitted with natural stone splash border of ± 50 cm from ground level; the remaining part of the exterior walls is completed with first-class stucco and high-quality wall paint. The roof is covered with red-fired Granada type roof tiles.

Tiling
Every floor in the entire villa is tiled with natural stone with matching skirting. You can choose from 3 types within the 30cm x free length size. Every wall in the wet rooms is tiled with tumbled natural stone of 15x15cm. Again, you can choose from 3 types. Terrace and garden paths are delivered in natural stone flagstones. The toilet and bathroom walls are tiled up to a height of 120 cm and the other part is finished with stucco.

Stucco
Every interior wall is finished with stucco.

Ceilings
All ceilings are completed with stucco and rigid plaster decorative mouldings with built-in spotlights. Except for the hall and utility room. The living room is fitted with a ceiling with a lowered coving edge, indirect lighting and built-in spotlights. The air conditioning and heating grille is installed above the lowered eased frame, which makes the grille virtually invisible.

Air conditioning/ heating
The living room and bedrooms are fitted with combination grilles for air conditioning and heating. The temperature can be separately adjusted to the required level in each room.

Electricity and Television
The house is fitted with sufficient earthed wall sockets and a connection for satellite television in the living room. The lights in the living room and bedrooms are controlled by dimmer switches. The satellite dish is installed on the roof above the entrance.

Hot water supply
The water for the hot water supply is heated by a boiler with solar collector.

Window frames, doors and facades
The villa is fitted with double glazing and aluminium or synthetic frames of equal quality, wood or MDF inner doors with matching door fittings, a steel front door with security hinges and locks.

Sanitary fittings ATTENTION This is a final modification compared to our brochures.
Every bathroom is equipped with a glass shower cubicle with 2 sliding doors and the back walls tiled with natural stone, fitted with a sliding rod with hand shower. The luxury bath is equipped with luxury taps and a natural stone tiled front. Every bathroom comes with a washstand with matching furniture. Toilet areas include a design toilet and washstand.
A water connection with showerhead will be installed outside on the terrace.


Garden
The garden will be supplied with a number of large palm trees on the pavement and small trees and plants inside the garden area. A lawn will be laid out in the garden. The premises partitions are completed with plastered masonry or fair-faced masonry.

Swimming pool
The 8 x 4 metre swimming pool with Roman type stairs is equipped with stainless steel stirrup steps and filter system. The swimming pool is tiled with glass mosaic.

Stairs
The stairs from the ground floor to the first floor will be an enclosed natural stone staircase. The steps come in Travertino Noce (brown) and the rises in Travertino Chiaro (cream).

Kitchen
The extremely spacious fully equipped kitchen includes a gas stove, oven, cooker hood, sink, dishwasher, hot and cold water drinking stand and fridge/freezer. Completed with granite working top. The standard equipment is by Siemens or another brand of equal quality.

Utility room
The utility room is fitted with connections for washing machine and dryer.

Bedrooms
The ground-floor bedroom is fitted with a sliding French window facing the back garden. The smallest bedroom on the 1st floor comes with a sliding French door providing access to the balcony at the back. The two large bedrooms also have access to the balcony. The master bedroom always has direct access to the bathroom. Every bedroom comes with spacious built-in wardrobes with hanging space and shelves.

Landing/ Hall
Large landing equipped with a large built-in closet. Hall equipped with wardrobe.


Lighting
Every room is fitted with built-in spotlights. One spot is installed per ± 6m2. Please also refer to the information in the section: ceilings.


Final modification of carport and gates
The carport is moved to the north side. This way, the corner of your villa is no longer in the carport area, resulting in more space for your car. This modification also causes a change to the gates of your villa. Instead of 2 gates, you get 1 sliding gate that moves 80% to the right and the other 20% to the left.
So you get 1 entrance gate. This is a final modification for all lots.

Final modification compared to the brochure on Cellar closet underneath staircase
The space underneath the staircase can be used as “cellar closet”. This will halve the planned wardrobe. The (lockable) door is moved forward so that the space can be optimally utilised. The tiling of the hall is continued in this space. The walls are plastered and a power point will be installed.

Final modification compared to the brochure on Folding garden door instead of sliding French door.
A double folding garden door is installed instead of the middle sliding French door on the ground level. This way you obtain a higher degree of unity between your living room and terrace.


Final modification compared to the brochure on Sprinkler system
The garden’s sprinkler system is connected to the clean water of the river running behind lot 27. The main pipe is fitted with a powerful high-quality pumping unit and sufficient sprinklers. If you take this package, you will receive an extra exterior tap for the outside shower as a standard. You will recover the costs of this system on the long term.


Final modification compared to the brochure on electronics
An additional electronics package is offered for TV, telephone and PC cabling.
In each bedroom, data cabling at the head of the bed and TV-connection at the bed end. On the ground floor: 2x speaker connection from TV-corner to corner kitchen cupboard and to corner fireplace, on terrace 2x speaker connection plus TV and electronics connection. The speaker cable will also be extended.

Final modification compared to the brochure on the roll-down shutters
The roll-down shutters with roll up blinds can only be installed during the construction at the east end in the 2 windows on the first floor and in the 2 windows on the ground floor, and at the west end 1 window on the ground floor, and on the southern side 2 windows on the first floor. These roll-down shutters and blinds are incorporated in the wall. Installing the other roll-down shutters can only be done after completion. These can be mounted against the front. Installing after completion has not been included in the additional work list.
